Dear Village Residents,

Nice to see you all, what a turn out! Can’t wait to see you all at your resident inspections over the coming months, and then all moved in after that.

Last night we discussed the following items, I will provide a further update on each of these shortly via email as there are quiet a few outstanding questions.

At the moment, settlement for Evergreen, Parklife and and Urban Coup is expected to be called in Mid May, with settlement occurring in Late May. Settlement for LeftField, CRT+YRD and Skyehouse is expected to be called in Late May, with settlement occurring in Mid June.

Dear Village Residents,

Thanks to all of you for coming along last night. I have provided some time stamps on the items below if you wish to skip through parts of the video. It was a long one, but as always, a good one.

    The settlement timeline was discussed in detail during the meeting. As noted, the Village will be separated into two parts; Evergreen, Parklife, Urban Coup and then secondly Left Field, CRT+YRD, Skyehouse. Slides here for reference.

    It is all moving along at the Village, with joinery continuing up the building, external paving and decking being installed and the balustrade detail commencing at CRT+YRD.

  3. NAB First Home Buyers Nightingale Loan 1:12:45-1:47:34.
    For those of you who are First Home Buyers, we’ve been working closely with National Australia Bank’s Social Innovation Team to address the challenge of saving for a deposit, the biggest issue faced by first home buyers in Australia. For further details please reach out to nightingale@nab.com.au to discuss these options.

Hello Nightingale Village,

Nice to see so many of you last night, 100+! Apologies for the meeting limit capacity, but glad we got there in the end.

Nightingale showed some construction photos with exciting joinery and detail progress across the buildings. Link to photos here.

Clare and Jeremy shared some news around the landscaping strategy - in order to maintain the original scope and lush greenery throughout, some of this work will be completed after settlement. More information on this will be shared as we figure this out. Nightingale, Openwork and the project architects are looking forward to getting involved and everyone revealing their respective green thumbs.

The next meeting will be on Wednesday March 2nd via zoom, where we will talk about settlement in more detail. This was also discussed towards the end of the meeting last night.

Dear Village Residents,

Finally, the day has come. We'd like to warmly invite you to a site walk through of your new home alongside some of our project team. Hacer, Fontic and Nightingale have found a time that is safe for access and won't impact the program. This is on Picnic Day, Monday 6th of December.

Apologies for both the short notice and that this is on a specific time on a Monday, I understand that this may not suit everyone, but this is the most suitable time for the project.

Thanks to everyone for coming along last night - great to have everyone together!

Gregor and Alex from The Knight have been appointed as the OC Managers for the Village and gave an introduction to themselves and the role of an OC. Their slides are available here.

Nightingale gave an energy update on the 100% Certified GreenPower being supplied through Project 100 and how this operates and benefits your community.

Hello Nightingale Village,

Thanks to those who came along along last night, it was a relatively brief meeting sharing progress on site. As shown in the presentation, we can start to see some interior details and materials.

As discussed in the meeting, the heavily reduced capacity on construction sites and now the safe lockdown of construction sites for two weeks will have an impact on the project completion. It is estimated that completion will be in March to April next year.

Hopefully everyone can be back on site, vaccinated and safe as soon as possible.

Hi Residents,

Nightingale are glad to be sharing some exciting news about your future neighbourhood. Our friends Kennedy Nolan are working with the City of Moreland on 33 Saxon Street, situated a short walk south of Nightingale Village.

The City of Moreland plan to give this loved community & creative space a much needed makeover and Kennedy Nolan are beginning work on this great project for them. They want to work with community to make sure this space is useful, usable and well loved.

Nightingale Housing gave an update on construction and what our schedule for the rest of the year looks like. Importantly, all the slabs have been poured, so the concrete structure has topped out!

Dear Residents of Nightingale Evergreen, ParkLife and Urban Coup.

Topping out event postponed in line with government restrictions.

Unfortunately due to current government restrictions on public gatherings and group sizes we will have to postpone this event as we can not conduct it in a COVID safe manner.

Although restrictions may be relaxed again next Thursday, we can't plan on this being announced and will have to make other arrangements for this event in the future.

We will get in contact as to when we can all safely chuck on a hardhat and Hivis and stomp up to our respective rooftops.

Dear Residents of Nightingale Evergreen, ParkLife and Urban Coup.

As you may be aware, we are approaching an exciting milestone - topping out. This means that all major slabs have been poured and that these three buildings have reached their full height.

We'd like to warmly invite you to a site walk through of your new home alongside some of our project team. Please click the link below to find out more and register for this event. We will keep you up to date with any changes due to COVID procedures. If possible, please bring a hardhat and hi-vis. If this isn’t easy, no worries, we have Nightingale gear!

The other three buildings are not far behind and we will be announcing the topping out site walk for these in the coming weeks.

Nice to see so many of you last night, the six weeks between our catch ups always seems to fly!

Nightingale Housing gave an update on construction and what our schedule for the rest of the year looks like. Our next meeting will be on Finance and Settlement and will include some guest speakers from those more versed in these matters.

In the coming months we will hopefully all be donning a hard hat and hi-vis and taking a site walk. This will be after the building has ‘topped out’ and will be a great opportunity for us to catch up face to face again, or for many of us, for the first time.

Nightingale will schedule the remaining meetings for the year and reach out soon.

Dear Nightingale Village,

Thanks to those who came along last night, as you may notice in the presentation, Jess will be taking some time off work over the next year and I'll be taking over her role. Thanks to Jess for keeping things running so smoothly. I look forward to meeting you all and getting to see Nightingale Village take shape over the coming months.

This presentation focuses on utilities (electricity, heating and hot water, water, internet and waste) and how each of these operate. It also touches lightly on embedded networks, lot liabilities and Owners Corporations fees.

**Edit: In the presentation, the indicative Owners Corporation Fees were not those within your Contract of Sale, apologies for this error. The estimated range per annum is as follows.

Teilhaus Apartments: $1,800-$2,500
1 Bedroom: $2,500-3,400
2 Bedroom: $3,400-4,200
3 Bedroom: $4,200-4,700

At last night’s meeting Jeremy and I gave an overview of the Green Travel Plan to date and led a discussion about the myriad approaches to travel currently in use by existing Nightingale residents and future Nightingale Village residents. Dear Nightingale Villagers,

We conclude our meetings for the year with some extra special guests from our partner community housing providers Women’s Property Initiatives and Housing Choices Australia. Jeanette, James and Toby spoke to us about their important work and how participation in this project will benefit their clients, us the residents and society at large. If you’ve been looking for a reminder about why we are all collectively embarking on this journey, this is it!

From Nightingale Housing and the entire project team, we hope you all have a calm, safe, enjoyable and connected holiday season and we look forward to meeting again next year for the home stretch of this project.

Dear Nightingale Village,

Another 6 weeks has passed and we have another recorded meeting for you to dine on. Last night’s discussion focussed on the commercial spaces that will be built as part of the Nightingale Village, while we will soon be advertising these more broadly. Ahead of this we are seeking your feedback on what kinds of business you would like to see there, or indeed whether you or someone you know would like to be part of the Village in this capacity. We also heard from Kath Sunderman and Kate Ryan, two Evergreen residents who are investigating co-ownership models of commercial spaces.

Friday 31st July, 2020

Dear Village residents, 

While there are heaps of great things happening on site and Hacer have been making fantastic progress, we just thought we should let you know that it’s not all beer and skittles down on Duckett St. 

Last Saturday evening, part of an adjoining brick wall at the Panel Beaters on Hope Street collapsed onto our site.

Importantly, no-one was hurt, however it has added some complexity to Hacer’s work in that corner of the site (next to Urban Coup).

Hacer have been absolute professionals in the way they have handled it, and immediately contacted us, the project managers, WorkSafe, the adjoining owner, the structural engineers, the insurance company and the municipal building surveyor to ensure the safety of workers on site and the public.

Hacer are working through the cause of the collapse and resolving the pathway forward to ensure a safe construction site and to mitigate any potential delays.  For the past week work has paused on the south precinct, that is Skye House, CRT+YRD, Kennedy Nolan and Urban Coup, and should resume next week. Meanwhile, work on Evergreen and ParkLife continues uninterrupted. 

We’ll provide you with an update at our next meeting, on Wednesday 9th September.

Dear Nightingale Village,

Please find below the recording of our last meeting, held on Wednesday 22nd July.

We heard from Brenda Appleton and a strong contingent of Urban Coupies about their co-housing initiative, and their approach to policies and frameworks for co-living. There is plenty to take away from it, so big thanks Brenda!

I also promised to post the song accompanying the time lapse, the first in my 6-weekly DJ career. (I also take requests, but only from residents below age 15, sorry). It’s called ‘Pandemic’ by Pluralist.

We also reviewed construction progress, with Hacer slightly ahead due to good weather. We are still targeting ‘end of 2021’. To be more specific would be to jinx it, but this has been a stable goal for a few months now, with Hacer being in the best position to predict. Keep fingers and toes crossed the construction industry stays (safely) open.

Dear Nightingale Villagers,
Apologies for taking some time to put together this latest update. Needless to say, we are playing a bit of catch-up after shifting to remote working arrangements. I hope this finds you all in a state of safe and cosy lockdown. 

Here are the latest updates on the construction of your home:

  • As yet the Nightingale Village project is not experiencing delays in relation to COVID19, while the construction industry remains at work

  • The Village architects are continuing to finalise the documentation for construction.

  • Demolition by Deconstruct is 95% complete

  • The Builder has served Protections Works Notices to nearby properties for the major building works.

  • The last two warehouses on the rail corridor (Evergreen and Kennedy Nolan sites) have now been demolished, necessitating a temporary closure of the bike path. The bike path is now open again

  • The Builder has commenced early works. This means the basement and piling will start soon

  • The Builder has submitted necessary documentation to our neighbours, PTV

  • Demolition everywhere! Nightingale Anstey and the West Street Park are also underway. The Anstey Village is a busy place right now

  • Our new park officially has a name: Bulleke-bek Park, meaning Brunswick in Woi Wurrung language

Obviously, the continuation of much of the above activity is beholden to the continued operation of the construction industry in what are uncertain times. We’ll let you know if things change, but for now it’s all good news.

Finally, we have written an open letter in support of the City of Melbourne’s draft Affordable Housing Strategy. Significantly, the strategy includes advocating for Inclusionary Zoning.

Inclusionary Zoning is the compulsory inclusion of genuine Affordable Housing within ordinary residential developments and is intended to increase the supply of housing to those on low to moderate incomes. At Nightingale Housing we are advocates for these measures as we recognise the urgent need for increased Affordable Housing supply. For those who missed it, and for our archive, below is an email update sent to all future residents about COVID-19. On this note, some emails bounced back, so if you’ve changed email addresses recently please let us at Nightingale know.

‘Dear future Nightingale residents,

Firstly, we’d like to extend our sincerest wishes of wellbeing to you and your families at this time.

Understandably, many of you have written to us to query what the impact of COVID-19 will be upon the construction of your Nightingale home.

We have been in communication with the relevant contractors and to date all projects are still progressing normally. Project teams are continuing to work on the delivery of your homes whilst adopting all sensible precautions to avoid unnecessary meetings.

Nightingale Housing is continuing normal business operations, albeit in isolation, and we are still very much contactable and here for you. We are well versed in online meeting platforms and are making the most of the technology to keep everything moving as necessary.

We will continue to keep you updated via email as your project progresses.

Hi Nightingale Villagers,

Given the evolving nature of the COVID19 situation, and out of respect for those most at risk, we have decided to cancel the meeting due to be held this Wednesday.

I will post some updates here over the next six weeks, and please feel free to email any questions through that might benefit the group. Those who were scheduled to attend this week will be slotted into other meetings.
